**Leading Fire Services are pleased to submit for your consideration our proposal for repairs identified during the recent inspection of the fire protection equipment.** **Whilst our Sprinkler Fitter was on site conducting the Annual inspection on the sites fire tanks, he has identified a minor repair that is required. Our quotation is for the following;** **Site attendance and repair of the tank infill bracket as it is heavily corroded.** Unless specifically noted above, or stated/included within our Scope of Works, the following inclusions, Exclusions, Notes and Conditions will apply: INCLUSIONS: • Labour during Leading Fire Services normal working hours (7.00am to 4.00pm Mon to Fri, excluding Public Holidays). NOTES & CONDITIONS: • Leading Fire Services standard trading terms apply. A copy of our trading terms can be provided on request. • Leading Fire Services reserve the right to vary our pricing where additional WH&S measures are implemented, not limited to but including: new or modified induction processes, additional police or security checks and assistance with third party auditing. • Where recommendations are made we have allowed to rectify, this price is only valid if accepted with the rest of the quote. • Uninterrupted and continuous site access is required. Delays will incur additional costs at our standard hourly rates. • This quote is valid for a period of 30 days from date of quotation, after which time price adjustments may be required. • The customer is fully responsible to provide access, security clearances and keys on site at time of all routine inspections, call outs in normal working hours and call outs outside working hours and quoted works. All inductions that are beyond thirty minutes duration, will be charged at our normal hourly rate. If any unknown system defects are present, a failure of the hydrant system pipe work may occur resulting in damage to building, plant, equipment, facility, or part thereof. Leading Fire Services Pty Ltd, will be held harmless and accept no responsibility for any damage to building, plant, equipment, facility, or part thereof, as a result of any failure of the fitted Fire Hydrant System during any authorized pre-arranged Hydrostatic Test and Hydrant Flow test. We would like to thank you for considering Leading Fire Services proposal, and we look forward to working with you should our quote be accepted. If you have any queries or require further information, please do not hesitate in contacting us. **The Building Fire Safety Regulation 2008, Part 5 Prescribed fire safety installations, Division 3 Obligations of occupiers, 54 Maintenance of prescribed fire safety installations Part 4 states that:** **(4) The occupier of the building must ensure the repair is carried out or the corrective action is taken no later than 1 month after the maintenance of the installation was carried out, unless the occupier has a reasonable excuse.** ***Examples of a reasonable excuse— • No appropriately qualified person was available to attend the occupier’s premises to carry out the repair or take the corrective action because of the remoteness of the building’s location. • The repair or corrective action was not able to be finished because of the complexity of the work involved or delay in obtaining parts required for the repair or corrective action.*** As of 1 January 2024, Leading Fire is pleased to advise that we are now utilising the full client Portal features of our Maintenance Software. **Leading Fire Services are pleased to submit for your consideration our proposal for repairs identified during the recent inspection of the fire protection equipment.** **In reference to LFS Task Number T-06997, site attendance and a re-flow test of the Fire Hydrant system was carried out in order to attempt to identify the cause of the failure.** **This boosted flow test was performed to establish what pressure is being supplied to the site. There is 450kPa being supplied with approximately a 200kPa drop of pressure over the site to the most hydraulically disadvantaged hydrant. This is a reasonable drop considering main pipe size and distance.** **After discussion with a Fire Engineer and Building Certifier we believe a possible solution would be to reclassify all hydrants to feed hydrants. This would require a site visit to measure out and establish if all hydrants meet the requirements.** **Therefore, our quotation is for the following;** **Site attendance for 2 x technicians for a day to measure the distance from each Feed Hydrant and/or hard stand to the building entry point to confirm whether adequate distance is achieved.** **With these results, we will again liaise with our Fire Engineer and Fire Certifier to establish the best way moving forward with this issue.** ***Please note that the involvement of our Fire Engineer/certifier is for advise only. This quotation does not in any way cover the engagement of services of a fire engineer/certifier to resolve this.*** Unless specifically noted above, or stated/included within our Scope of Works, the following inclusions, Exclusions, Notes and Conditions will apply: INCLUSIONS: • Labour during Leading Fire Services normal working hours (7.00am to 4.00pm Mon to Fri, excluding Public Holidays). ** Leading Fire Services are pleased to submit for your consideration our proposal for repairs identified during the recent inspection of the fire protection equipment. ** **Leading Fire attended site and conducted an additional Flow Test on the Sprinkler system, this time from the Booster Assembly to try and identify what may be causing the Sprinkler system to fail the Flow Testing as previously advised.** **Results were obtained from the Original System Flow Test and from the Sprinkler Booster assembly as this would show essentially what the Towns Mains Supply can supply the site and the variance between these 2 results.** **It was found that there is a marginal difference between the System and Towns Mains flow indicating that it could be the system's Check Valve that is causing the restriction in flow performance.** **Our quotation is for the replacement of the Sprinkler system check valve and a re-flow test to be done on completion to confirm whether this has resolved the issue for now.** **Based on the results obtained, our Fire Engineer did advise that although this may achieve a pass once these works have been conducted, it may fail again in the future as the differential results were minimal.** One potential cause for the decrease is as the Water Supply network increases and additional demand is connected to the Towns Mains Supply, the flow rates will naturally decrease to handle the additional workload. All inductions that are beyond thirty minutes duration, will be charged at our normal hourly rate. Parking facilities will be provided and if not, all costs associated will be on charged to the client. • Our pricing has been calculated on the proviso that the full scope of works will be approved and carried out at the same time. If any unknown system defects are present, a failure of the hydrant system pipe work may occur resulting in damage to building, plant, equipment, facility, or part thereof.
